kettle and mini fridge in room, light use of family kitchen and washing machine. This is a lodger room rent with kitchen use not a house share.

House rabbit and a friendly dog. In house.

We are a friendly family home, the house is non smoking and non vaping; quiet hours between 10pm and 7am and no working from home.

Monthly cost includes council tax and water/elec/gas and WiFi and streaming (Netflix). No heating during summer and set to mornings and evenings in winter so nice warm house. Assumes all at work every day - any extra heating during winter set on a fair use basis.
