Spacious bedroom and a shared bathroom which has a bath and shower. A shared open space living room and kitchen which also has a breakfast counter, and dining area.

Large living room/kitchen/diner/balcony to share.

Kitchen fully equipped; fridge /freezer, oven, dish washer, washing machine, toaster, kitchen utensils etc.

The building has a secure entry system.

Modern third floor flat one street back from Water of Leith at the Shore. Close to Leith’s great restaurants/pubs/shops and other local amenities local amenities (Aldi, Asda, Lidl, Tesco, Leith Victoria Edinburgh Leisure Sports Centre, David Lloyds Sport Centre, Pure Gym, Doctors' surgery etc)

The bus stop is just 1-2mins walk, with excellent transport connections to Edinburgh City Centre, Princes Street and the New Town are ten minutes away on a bus service that leaves every 3 - 5 minutes (22, 16, 10, 1, 34). Trams are 10mins walk.

Shopping complex of Ocean Terminal is just a walk away. And only about 30min walk to city centre from flat.

Frequent buses take you to the airport. The Links, a large park, is close by as is the Kirkgate (chemists, banks, supermarkets etc.) and the main high street. Ancient pubs and some of the best restaurants in Edinburgh, including four with Michelin stars. There are also lots of cheap places to eat and drink along the Water of Leith, set as it is on The Shore in the heart of the old merchant city.
